When you engage Ray White Swan Hill as your property managers for your investment property, all the stress of managing a rental property is taken off your shoulders. You can rest assured that we’ll take care of everything relating to your property so that you can sit back and enjoy the rental income.

You don’t have to worry when a current renter gives notice

It’s always a concern for property owners when a current renter gives notice that they want to vacate. But, with Ray White on your side, you’ll have absolutely nothing to worry about.

Here are just some of the things that we do to ensure that your property doesn’t sit vacant for very long:

  • We contact any pre-qualified renters who we may have on our books to see if your property may suit them.
  • If we don’t have any professional photographs on file for your property, we’ll organise for these to be taken.
  • Next, we’ll discuss with the property owner the details around the applicable rent.
  • We’ll then draft an advertisement to reach out to as many prospective renters as we possibly can.
  • Once we’ve placed the ad, we’ll set up some open-for-inspection times. If the current renters are still occupying the property, we’ll liaise with them to ensure that our open times will not add too much disruption to their schedule. This also gives us a good chance to have a look at the property and maybe provide a few suggestions to help make it more appealing to prospective renters. At all times, we’ll treat the current renters with the utmost respect.
  • During the open home, we’ll encourage viewers to fill out an application form for the property.
  • Once we’ve received the applications, we’ll peruse them carefully and carry out reference checks.
  • We’ll then liaise with you, the property owner, and provide you with a list of the best applicants for the property. However, the final decision is entirely up to you.
  • We then ensure that the rent is up to date from the outgoing renters and advise them how they can get their bond back.
  • Once, the current renters vacate the property, we do an inspection, take photos of the property and complete an inspection report. This report is then made available to the new renters when they collect the keys and before they move in.

During the tenancy

But, our job doesn’t stop there. Once the new renters have moved into the property, we want to ensure, first and foremost, that we have an open channel of communication. We want the new renters to feel comfortable about contacting us if they have any questions or issues.

At Ray White, we understand that a happy renter is one who is prepared to stay for the long term and open communication is paramount for this. This also means that minor issues can be dealt with quickly before they turn into major problems.

We’ll also conduct regular inspections in line with the state guidelines to ensure that the property is being well cared for. In addition, we collect the rent and make sure that renters never fall into arrears.

Our property management team gives you peace of mind

What this all means for you is complete peace of mind. You don’t have to worry about whether your property is being looked after or whether the rent is being paid on time. We take care of all of this for you.

Having a good property manager on your side makes owning an investment property easy and trouble-free.
