Nowadays we have all the technology at our fingertips but it has been an evolution and revolution to get to the stage of 3D and virtual reality tours.

Back in the early days of real estate sales by agents, real estate agents relied on word of mouth to attract new clients, and ‘For Sale’ billboards and newspaper advertising to let prospective buyers know about the properties that were for sale.

These ads had minimal information apart from the address and possibly the number of rooms, and the billboards had only the real estate’s contact details on them. People looking to purchase a home had to visit each real estate agent in turn, and physically go and inspect all the properties.

For buyers, this was extremely time-consuming and frustrating.

Real estate marketing became more creative

To make things easier for buyers, real estate agents started producing brochures and flyers of the properties that they had for sale. Initially, these were delivered into the letterboxes of homes that were in the same area.

But what about out-of-area buyers? These people still had to drive to an area they were interested in and make the rounds of the real estate agents in that area.

The internet made things easier

In the digital age, buying and selling real estate is far easier. We can advertise and market properties online, and now we find dedicated property websites where buyers can search for and find suitable properties and sellers can get an idea of what properties are doing in their area.

Professional real estate photography and home styling or staging have become more common to highlight the best features of properties for sale and help them stand out from the competition.

Plus, with internet searches, it’s easier than ever for buyers and sellers to find a good real estate agent in their area who had experience in the type of property they wanted to buy or sell.

Technology is changing and improving constantly, with new technologies cropping up almost every day. Many real estate agents now use professional photographers (some with drones) to take photos of the properties, especially rural or industrial properties, they have for sale.

This allows real estate photographers to produce images that showcase the position of the property in relation to surrounding areas of interest and amenities.

Enter 3D property tours

When we joined Ray White, one of the first things we did was invest in a Matterport 3D camera. This has allowed us to highlight the best features of each property that we sell.

Why we love 3D tours and how they benefit you:

  • It’s easier for online viewers to get a sense of your property.
  • It helps us to generate property floor plans, a vital tool for remote buyers.
  • The 3D film creates room measurements that we can use for home staging.
  • 3D tours make your property easier to share on social media, and more engaging.

Our camera can, if required, also generate 3D virtual reality (VR) tours to help prospective buyers to view the property as if they were inspecting it in person. These VR tours allow buyers to do a virtual walkthrough of the home at a time that is convenient for them. When potential buyers live in a different time zone, this is a convenience that they appreciate.

Ultimately, 3D tours are invaluable for property investors from out of the area or overseas who want to get a better idea of your property before buying. Even once we come out of lockdown throughout Australia, many property investors will rely on 3D property tours and online marketing to shortlist properties.
