If you’ve never sold a home before, you might not be aware that you will need a section 32. This is also known as a vendor’s statement and it includes information about the land and title to disclose to a buyer. Other information includes land zoning, council rates, any easements or restrictions and building permits.
Sellers need an accurate section 32 or they could be liable for legal action if anything isn’t disclosed. Buyers need this information so they don’t get any unwelcome surprises. Remember, a section 32 is about the land only. It doesn’t have any details about any buildings on the land.
